Energy Performance Certificates
Legally, anyone selling or letting a property must get an Energy Performance Certificate (EPC) to give prospective purchasers or tenants a guide to the likely cost of future energy bills.
As well as rating the building’s energy efficiency, an EPC also assesses its environmental impact and CO2 emissions. It provides basic recommendations as to how the property’s energy efficiency could be upgraded to reduce heating bills.
EPCs are valid for 10 years. Here you can retrieve an existing EPC by typing in the postcode.
Going direct to Energy Assessors via Rightsurvey should normally work out cheaper compared to arranging it via an estate agent – where the cost is added in with their commission fees and charges. It also puts you in control.
EPCs are becomeing more important as there are now mortgage restrictions on homes with poor ratings
